Ownership, land type, tenancy, crops — the most important document
What to look for: Seller's name in Column 1–6. Column 7 should be blank or seller's name (no tenant). Column 10 for NA status and mortgages.
Check all past transactions, mortgages and loans on the property
Search by: Survey number or owner name. Get EC for last 30 years. If any mortgage appears, the seller must clear it before sale.
Verify Non-Agricultural permission and zone classification
Key rule: Without NA permission, you cannot get building plan approval or a home loan. Always verify NA status before paying any advance.
Goa's equivalent of 7/12 — ownership, survey number, area, land use
Goa-specific: Also check if land is "Communidade" (village community land) — this cannot be purchased by individuals.
Verify land use conversion permission and project registration
Critical: In Goa, always verify TCP Sanad before any purchase. Land without Sanad cannot be legally converted for construction.
Check all past registered transactions on the property
Note: Goa follows the Portuguese-era registration system. Always engage a Goa-licensed advocate for title search.
Record of Rights, Tenancy & Crops — Karnataka's equivalent of 7/12
What to check: Owner (Khatedar) name, nature of land (wet/dry), cultivator column for any tenancy, and encumbrances column.
Verify all registered documents and check for loans on the property
Kaveri Online: Search by property number or owner name. Download EC covering last 30 years minimum before any purchase.
Verify land use conversion and ownership mutation in Karnataka
Post-2020: Any Indian citizen can buy agricultural land in Karnataka. But verify DC Order for any non-agricultural use planned.
National land records modernisation
Check if any litigation exists on the property
Verify any real estate project or agent
Check if land is near forest or eco-sensitive zones
